Selling your home is both exciting and daunting, and there is so much to consider before you list your property on the market.

1. The Time of Year
Legend has it there is an ideal time of year to sell. Many suggest the warmer months are the best time to put your property on the market. Your home will look better in the sunshine, right?
Well, yes and no. Your property’s outdoor areas will look great, the interior will be flooded with light, and prospective buyers will be feeling optimistic. Because of this, many homeowners decide to list their property at this time of year, which means the market will be flooded.
With fewer properties on the market in winter, the demand can be higher. However, we don’t recommend deciding when to sell your home or investment property based solely on the weather. As long as you avoid busy holiday periods, sell your property whenever it suits you.
2. The Right Real Estate Agent
Selecting the right real estate agent is the difference between an easy, stress-free selling experience, and a total nightmare.
One thing to look out for is a real estate agent who recommends the highest listing price, but takes the highest commission. Take this as a warning sign.
So, before you sell, have a chat to a few agents, and ask around. If a friend or family member has sold recently, ask them about their experience with their real estate agent.
3. Sell Before You Buy
If you are selling your home to buy another, it’s almost always best to sell before you buy. Buying before your house is sold is a serious risk!
This is a case where your head must overrule your heart – even if you find the property of your dreams!
If the sale of your home falls through, or you get less interest in your property than you anticipated, you could be left paying two mortgages.
